House #12

Welcome to house #12.

City: Mather
Price: $145,000
3 bed/2 bath
1248 sq feet

From front door.
Opens to kitchen, my favorite!

View from the other side of the room

Fireplace, hooray!
Not loving the tile around it or the fake mantle but I think we could make it work :]
Maybe eventually change it to a brick facade?

Kitchen.
Very spacious!
I would refinish the cabinets to a darker color.
I love white cabinets but it just wouldn't work with the white countertops.
Don't you think dark cabinets would be a nice contrast?

Eat-in.
Definitely would do a rectangular table, not round.

Master bedroom.
It really is bigger than it looks in this picture.
I took really horrible pictures for this house, sorry!

Master bath
Double sinks!
I'm not a fan of shower doors but what you do think?

Master closet.
Walk-in! One thing we were definitely missing from house #11.

Guest bedroom #1

Guest bedroom #2

Guest bath.
It looks almost exactly the same as the master bath except that it only has one sink.

Laundry room.
I think I would want to install cabinets above the washer/dryer instead of just that shelf.

Backyard.

PROS
Nice laminate floors through most of living area
[carpet in bedrooms, I think we would replace].
Newer construction
Nice neighborhood
Gas range
Decent sized-rooms
Walk-in closet
Linen closet!
PANTRY!!! - why do most homes not have a pantry? I don't get it.
Washer/dryer come with house.
We love our own but we could sell them to go toward all the other furniture we need!
Fireplace. Santa Claus can come!
Nice landscaping in backyard.

CONS
It's hard to imagine our own touch in there because I really disliked everything in the house...like all of their furniture and the way they had it arranged and all the paint colors.
All cupboards need stain/paint.
[but let's be honest, I love doing re-dos! Who am I kidding? This is a PRO!]
HOA: $68/month
It does cover your front lawn maintenance but I think I would rather save the $68 and do it myself.
Tile counters in kitchen and both bathrooms. I hate how hard they are to keep clean!

Overall, we liked the house.
Tom thought I would absolutely love it because it has all my must-haves
but now that I'm comparing it to two other houses I loved I have so much hesitation!
I think I'm mostly afraid of being turned down again.
I really thought I was over the last two houses!
I'm really trying to not imagine us in this house so I'm not bummed if we don't get it.
But it really is hard to know if you want the house before you imagine how you would make it cute. If I can make it cute in my head with paint colors, furniture arrangement, etc then I know I could live there. If I can't picture it, I don't want it.  So it's hard to not become emotionally attached.

*you should know that one of the stipulations of this sale is if you submit an offer you are locked in. that means we cannot make any other offers on other houses until we find out if our offer is accepted or not. by both the seller and the bank because this is a short-sale (or until 90 days pass).
SO. If the seller accepts our offer (they have 72 hours) you will not be seeing any more house posts until the bank accepts/declines our offer or 90 days pass.
I promise I'll keep you entertained with cute Jack Jack stuff :]
and maybe some house-decorating ideas!

Yes, we did submit an offer.
$167,000.
Sounds strong, right? $22,000 over asking.
It's probably just comparable to other offers in this market.
That is the problem being a buyer in a seller's market.
b-u-m-m-e-r.
Fingers crossed yet again.
Cross your fingers for us?

Update: This house sold for $165,500.
Yes, $1,500 under our offer...how this happens, I will never know.
All I can say is I'm grateful it DID happen more than once
because I love the house we are in more than any of the other houses we saw.
