House #25

Welcome to House #25!

City: Mather
Listing Price: $209,900
3 Bed/2 Bath
1479 sq ft.

This house popped up in our email this afternoon and I immediately texted our agent to let him know we wanted to see it.
He met me at the house one hour later. I'm pretty sure I was the first one to see it and I'm hoping to be the first offer.
Remember this filthy house?
Well, guess what?
This is the exact same model.
Except clean.
I'm going to do a fun blog post tomorrow showcasing both houses to help you learn to see potential in your own house-hunt!

Front of house.

From front door.
Kitchen is to the right.
Dining room straight ahead.
Family room off dining room.
We have no use for a formal dining room so we would just use the whole area as a great room.
See the crown molding? Gorgeous!
Directly to the left of the camera there are two guest bedrooms and a guest bath.

Family room

View of the house from the family room.
Fresh paint, possibly new carpets.

I dislike white appliances but at this point I really can't afford to be that picky.

Other half of kitchen.
Space for a table!...I love eat-in kitchens.

Laundry room off kitchen.

This is the hallway for the guest bedrooms/bath.
...and a picture of the coat closet (which is kind of small).

Guest bedroom #1

Guest bedroom #2

Linen closet in hallway.

Guest bath.

Master bedroom

And the best part of the bedroom which is...
I seriously need this house. Seriously.

His closet.

Yes, please.

Master Bath

Master bath

And another linen closet in master bath.
YAY for bathroom storage! - I am seriously lacking this right now.

Storage space!
Double sinks in master
Laundry room inside
Good closet space in guest bedrooms
GREAT closet space in master
Pantry in kitchen (why are they so hard to find!?)
Crown molding
Fresh paint
Eat-in kitchen
Kitchen open to family rooms
Gas range

Skinny little drawers in our utensil tray will definitely not fit.
also skinny cabinets in kitchen.
White appliances.
Carpet throughout but at least it's new
No fireplace
Linoleum in kitchen/laundry room/bathrooms. Yuck.
$69/month HOA

So we offered $205,000 on this house.  We will probably not get it since we offered below asking but we just couldn't swing a higher price tag with the monthly HOA + mortgage insurance.
On the plus side, the highest comp sold for $201,000 (exact same floor plan) but it was listed at $188,000 and that was two months ago.
Offer #12.
Not holding out hope on this one but it sure would be nice to get a house!

  1. Looks great. Hope you find something soon. You could always come here :) its much cheaper. We would love that.

    1. Thanks, I hope so too! I have sometimes seriously regretted moving someplace so expensive!

  2. Here's hoping the new year brings better luck.
You could put a gas fireplace in the great room!

    1. Here's to hoping! Seeing another house tomorrow and one on Saturday...fingers crossed! I would definitely get a fireplace to put in the great room!
